Timberwoods Villas - Rates & Availability
The following are the current rental rates in US Dollars. Payment should normally be made by cheque or by direct bank to bank transfer (details will be supplied on confirmation of your booking). Payment can also be made by credit or debit card (we will invoice you via PayPal) but will be subject to a 4% surcharge, which is the additional cost to us.
a) A 20% deposit is required on booking and the balance is payable, dependent on the length of the booking, either 42 or 60 days prior to occupancy.
b) A $200 damage/breakages security is also required on making a reservation. Any damages, breakages or unreasonable cleaning requirements will be deducted from this deposit which will be refunded within 7 days of your departure, after the villa has been inspected. It will also be refunded immediately if the reservation is cancelled
c) Cancellations of reservations for periods of less than 3 weeks, which are notified to us more than 42 days before the arrival date will have 50% of the deposit returned. Cancellations of reservations for periods of 3 weeks or more, which are notified to us more than 60 days before the arrival date will have 50% of the deposit returned. In all other cases the deposit will be forfeited.
d) There is a one time cleaning fee, per rental, of $60. For rentals of more than 2 weeks, this fee will be waived.
e) Timberwoods Association which administers the complex requires you to register with them in the clubhouse on your arrival. On registering they may charge you $40 which registers you and your vehicle for the length of your stay. This is a direct payment to them for security and administration purposes. If you have more than one vehicle while occupying the villa, they will charge an additional $15 per vehicle.
f) Sales tax is payable on all short term rentals (less than six months) in Florida. This is currently 11% and will be additional to the rental fee.

AVAILABILITY SCHEDULE
If both of our villas are shown as reserved we may still be able to arrange accommodation for you in a similar villa within Timberwoods (different fixtures and fittings of course) belonging to our neighbor who sometimes rents. They have agreed to accept our prices and conditions on any referrals from us.
